Get rid of clutter: Get rid of your junk or store it somewhere else that is not in the home you are trying to sell, hiding it in storage space is not a good idea. People will be looking through cabinets, closets, etc. to assess storage space.

Clean up: Clean thoroughly. Not only dust, sweep and clean the bathtub, but also steam clean carpets, drapes and upholstery. Make sure you are cleaning in those ignored areas too; home buyers look everywhere to assess a home.  Clean all of the windows and keep the drapes open to let the light in, to show the buyer how much light really comes in the room.

Prepare a report: List all the repairs and updates and when they were done to ease the buyers minds.

Complete unfinished home improvements: Buyers do not want to put a lot of work into their newly purchased homes, they will be looking for the least amount of work. For example, refinish floors, repaint and get rid of water damage and exposed wiring. Also make sure all light fixtures have working light bulbs.

Curb Appeal: Add potted plants and a welcome mat to the front of your home to enhance curb appeal. Also if possible, work on any roofing repairs, clean your gutters, cut the lawn, deal the driveway, anything that will enhance how the exterior of the house looks.

Depersonalize: Store away family photos, artwork, trophies, toys to help the home buyer imagine the home being their own. Clear the fridge and counters of junk, do not leave any medicine bottles out in the open. There are little things that will distract the buyer from the purpose of them being there, try to limit these.

Smells: Ask someone who doesn’t live in your home to come check for smells you may not notice are there. Use an infuser to make the home smell nice. Change the garbage and litter boxes. Also look for mould and mildew problems.

Lock up your valuables: Make sure you keep your jewellery, cameras, credit cards, ID, Medications, anything valuable to you that could easily be taken. Also Make sure anything breakable is out of reach.
