    Buying a home can be a difficult, overwhelming process. This important investment may be the most expensive investment you ever make. There are many things to consider when making such an important decision. This process is not something to be taken lightly and requires time and dedication. In order to make your experience the most positive, rewarding experience possible here are a few tips:

1)      Choose the right agent.  Buying a home is one of the most important investments you can make. Ensure that you choose a knowledgeable agent who is able to provide you with honest answers, tips, and resources. Choose an agent who makes customer satisfaction a priority and is willing to lend you their expertise. The right agent can save you time, money and frustration.

2)      Communicate.  Make sure to tell your agent exactly what you’re looking for. Let them know any issues or hesitations you may have so they can work with you to find a solution.

 3)      Calculate the hidden costs. Make sure to include property taxes, insurance, and maintenance costs when deciding on a home. Keep some money aside to cover these costs.

4)      Get pre-approved for a mortgage. This will ensure you’re not looking at homes you can’t afford. This way you can spend your time finding the right home for you and your budget.

5)      Prioritize your needs. Determine what’s most important to you. Discuss your needs with your agent (i.e. schools, transportation, amenities, location). This way you can be sure your needs will be met.

6)      Be an informed buyer and do your homework. Make sure you’re informed. Research potential neighbourhoods and locations that interest you. Ask questions! Your agent will be able to inform you of any potential drawbacks or advantages.

7)      Create a score card. Record your top ten needs and wants. After viewing each property, rank it on the score card. This will help you keep track of everything you’ve seen and help you make the right decision.

8)      Don’t get too many opinions. Ultimately, this is your decision. While the opinion of your friends and family may be important to you, too many opinions may be counterproductive. It is normal to want validation but everybody has different needs and tastes. This will be your home and you must be happy with the decision. Weigh your decision based on your needs, desires and the information provided to you by your knowledgeable agent.

9)      Do a home inspection. Once you’ve found a home that you’d like to make an offer on, do a home inspection. This will help you to discover any underlying problems you may not be aware of. Your agent will be able to refer you to a home inspector.

10)  Don’t over-negotiate. Once you find a home and are ready to make an offer, allow your agent to guide you in the process. Don’t over-negotiate or you may lose! An agent will know how to make an offer that is reasonable and fair.
